About

Who we are

We are Pathway Housing Solutions, a not-for-profit housing organisation based in Nottinghamshire, operating across the entire East Midlands region.

Who are we?

A social enterprise rooted in community

We are based in Nottinghamshire but operate across the entire East Midlands region. As a social enterprise — any profits we generate are reinvested back into the organisation — helping us pursue our objectives and keep us running.

We build new homes and renovate empty properties to provide affordable homes for rent or to buy. We also provide on-site training in construction to improve employment opportunities — our aim is to help raise awareness of alternative routes to affordable housing — in particular — community-led housing options.

"We are truly passionate about our mission because we truly believe that everyone has the right to own a home for life."

About us

Our mission

Pathway Housing Solutions' primary focus is to facilitate the provision and maintenance of good quality, affordable housing. Our mission is to change the housing market by creating housing options for those individuals and families in housing need — people on low and moderate incomes who find it difficult to rent or buy at local market rates.

We help to create solutions for people to either rent homes at affordable rents or buy homes at affordable prices — whichever is most appropriate for their needs.

Building Futures. Working Together

A community-focused organisation

We are very much a community focused organisation, always looking for ways to create opportunities for people in local communities to thrive together. We have a strong value base — working together, showing respect and compassion.

🤝

Working Together

We work hand in hand with local volunteers — individuals who want to make a positive impact in their own communities and give something back.

❤️

Respect & Compassion

Our vision is to empower people to help themselves whilst helping others too — a way to build strong, cohesive communities.

🏘️

Community Projects

Holiday sports clubs for children, drop-in centres for the elderly, and feeding programmes — sustaining thriving communities.

Self-Help Housing

What is Self-Help Housing?

Self-Help Housing involves groups of local people bringing back into use empty properties that are derelict, awaiting decisions about their future use or redevelopment. Self-help housing groups negotiate with the owners of empty properties and then organise whatever repairs are necessary to make them habitable.

Those who benefit are normally groups of people who can't afford to buy their own housing and whose housing needs are such that they will not be offered a permanent tenancy by the local authority or a housing association — for example, single people, couples, young people, and refugees.

Who benefits from self-help housing?

  • Single people unable to access social housing
  • Young people on low incomes
  • Couples who can't afford market rent or purchase
  • Refugees and people new to an area
  • Those with housing needs not met by local authority or housing association allocation
Services

What do we do?

From building new homes to supporting communities — here's how we create lasting change across the East Midlands.

🏗️
Housing development

Building

We source land for the purpose of building new homes for rent or to buy at affordable rates. We improve communities by acquiring and developing empty properties — derelict properties — and unused land — areas which can often be an eyesore or attract anti-social behaviour.

We target such properties for refurbishment or development. This has a two-fold effect: creating decent affordable homes whilst simultaneously improving the environment in local communities.

What this covers

  • Sourcing land and vacant sites for new homes
  • Acquiring and developing derelict or empty properties
  • Creating affordable homes for rent or to buy
  • Improving the local environment and reducing anti-social behaviour hotspots
  • Low-carbon, energy-efficient construction methods
  • Homes In Our Hands — ethical disposal of surplus public assets

How we do it

  • Holiday sports clubs for children
  • Drop-in services for older people
  • Community feeding programmes
  • Investing in community-led programmes and facilities
  • Working in partnership to build communities' capacity
  • Supporting development of sustainable, self-managed community projects
🌱
Community

Community Outreach

Building strong communities is just as important as providing a home — a thriving community is the foundation of a good home.

Pathway Housing Solutions is committed to supporting local people to develop the foundation essential to create thriving neighbourhoods. We provide opportunities for learning and employment — supporting the development of successful and sustainable communities in the areas in which we operate.

"Building strong communities is just as important as providing a home."

🔨
Skills development

Training — The HomeMade Project

We are committed to delivering opportunities for training which will specifically address the current skills shortage being experienced in the construction industry.

The HomeMade project is where derelict properties are offered to people who are in need of them. They are given training to gain the skills to renovate a vacant property — making their house a home — and given support to develop the practical and emotional skills to live independently. That way, our properties are built by the people who will move into them.

The HomeMade journey

  • Derelict property offered to someone in housing need
  • Hands-on construction training provided on-site
  • Support to develop practical and independent living skills
  • On completion, the person moves into the home they helped build
  • Employment pathways opened through construction qualifications
  • Partnerships with local training organisations for formal qualifications

What we cover

  • Income collection and tenancy management
  • Responsive repairs service
  • Planned and preventive maintenance programmes
  • Property inspections and condition monitoring
  • Tenancy support before and after move-in
  • Outreach services for tenants who need additional support
🔧
Property management

Maintenance

Pathway Housing Solutions knows that all the effort which goes into building quality homes is just as important as maintaining that home once built. The effort put into designing and building quality homes would be wasted without a comprehensive maintenance programme to keep them in adequate condition.

We work hard to maintain our properties — not just to a decent standard but to make them homes that residents are proud to live in. We cover all aspects of property management including income collection, repairs, and property maintenance.

Projects

Our current projects

From housing development to community campaigns, here's what we're working on.

Flagship campaign

Homes In Our Hands

Homes In Our Hands is a campaign for a fairer housing future — one where land and homes are shaped by the people and communities who need them most — not just by the market.

The campaign aims to address the housing shortage by working in partnership with Councils and Housing Associations. We repurpose surplus and underused Council and Housing Association properties and develop homes on small infill sites to provide affordable housing solutions.

Homes In Our Hands promotes collaborative and practical ways of working together to tackle local housing challenges — supporting ethical disposal of surplus properties and encouraging innovative partnerships between public bodies and small housing developers.

What the campaign promotes

  • Alternative and ethical disposal of surplus social housing street properties
  • Repurposing public sector assets for affordable housing
  • Innovative partnerships between public bodies and small developers
  • Social, economic, equality, and environmental outcomes
  • Community ownership from the start
We are currently negotiating with a Housing Association to acquire surplus stock as part of this programme. [Project details to be confirmed]
